General Terms and Conditions (GTC)

Preamble
These General Terms and Conditions (GTC) regulate the guest relationship between Vonlaub GmbH (landlord) and the guests. Bookings are made exclusively through the landlord's website or through third-party platforms such as Airbnb, Booking.com, or similar providers.
No rental relationship is established within the meaning of Swiss tenancy law.
1. Scope of services
1.1 The landlord provides guests with a fully equipped apartment in the normalkonsum apartment building at Schwertgasse 18, 9000 St. Gallen, for a short or medium-term stay.
1.2 Equipment, apartment category, services, prices, and maximum occupancy are as described on the booking platform or the website.
1.3 Use is exclusively for residential or accommodation purposes. Any commercial use is prohibited.
2. Booking and establishment of the guest relationship
2.1 Bookings are made via the landlord's website or online platforms.
2.2 The guest relationship is established by the booking confirmation from the platform or the website. No separate contract is issued.
2.3 In addition to these GTC, the terms and conditions of the respective booking platform apply.
3. Duration and termination of stay
3.1 The stay exclusively comprises the period confirmed by the booking platform.
3.2 Guests cannot terminate the stay. The cancellation conditions of the respective platform apply.
3.3 Termination of the guest relationship is solely possible by the landlord, particularly in case of:
serious or repeated violations of house rules,
security-relevant incidents,
willful damage or disturbances,
unauthorized additional persons,
repeated disregard of landlord's rules
3.4 Extensions are only possible after confirmation by the landlord.
4. Prices, additional costs, payment, VAT, and deposit
4.1 All prices are per stay or per night according to the booking platform or website.
4.2 All additional costs are included in the price, particularly electricity, water, heating, internet, and use of equipment.
4.3 No additional fees are charged except for expressly pre-booked additional services (e.g., intermediate cleaning, parking, linen change).
4.4 All prices are inclusive of applicable VAT, where applicable.
4.5 Payments are made according to the terms of the booking platform.
4.6 A deposit may be required. This serves exclusively to cover possible damages or necessary special cleaning.
5. Check-in/Check-out, keys, and service times
5.1 Check-in and check-out are according to the times communicated on the booking platform. Late departure may incur additional charges.
5.2 A replacement fee may be charged for lost or unreturned keys.
5.3 The service times for support and landlord availability are Monday to Sunday from 09:00 to 22:00.
5.4 A 24-hour check-in is possible, but without support or service outside of the above times.
5.5 Any liability for problems, delays, or other difficulties during arrival outside of service times is expressly excluded.
6. House rules and use
6.1 The house rules of the normalkonsum apartment building are an integral part of these GTC.
6.2 Guests commit to the following behavior:
Keep parquet dry
Close windows and doors when absent
Report damages immediately
Handle equipment and inventory with care
Observe quiet hours from 11:00 PM to 7:00 AM
No pets
Smoking or vaping is generally prohibited.
No commercial use
No bicycles in the house
No visitors without registration
No unregistered guests
Guests under 18 years are generally not permitted.
Do not exceed maximum occupancy
7. Tourist taxes
Without other written notice, the guest confirms that the use of the accommodation is exclusively in accordance with Art. 5 a), b), c), d), or e) of the Guest Tax Regulations of the city of St. Gallen 624.1. Correspondingly, no tourist taxes are levied or paid by the landlord. There is no entitlement to a Mobility Ticket or similar offers from SGBT or the city of St. Gallen.
8. Cleaning, maintenance, and final cleaning
8.1 Guests are required to maintain the apartment in a tidy condition.
8.2 A final cleaning is generally included in the price. In cases of excessive dirt or improper use, additional costs may be charged.
8.3 Additional services such as intermediate cleaning or linen changes can be booked separately.
9. Damages, defects, and liability
9.1 Damages or defects must be reported to the landlord immediately.
9.2 Guests are liable for all damages caused by them, companions, or visitors.
9.3 The landlord is only liable for damages attributable to gross negligence or intent. Any further liability, particularly for indirect damages, is – as far as legally permissible – excluded.
10. Inventory and wear
10.1 The apartment is equipped with a complete inventory.
10.2 Missing or damaged items and unusual wear will be charged at replacement or repair value.
11. Insurance
11.1 Guests are responsible for adequate insurance of their personal belongings.
11.2 The landlord maintains building insurance; guests' personal belongings are not covered.
12. Data protection
12.1 The landlord processes personal data exclusively for specific purposes (booking, stay, security).
12.2 Data is only shared if necessary for the stay or due to legal requirements.
13. Final provisions
13.1 Changes to the GTC require written form.
13.2 Should individual provisions be invalid, the validity of the remaining provisions remains unaffected.
13.3 Only Swiss law applies. Jurisdiction is – as far as permissible – St. Gallen.

4.6 A deposit may be required. This is exclusively for covering possible damages or necessary special cleaning.
5. Check-in/Check-out, Keys, and Service Hours
5.1 Check-in and check-out are carried out according to the times communicated on the booking platform. Late departure may incur additional charges.
5.2 A replacement fee may be charged for lost or unreturned keys.
5.3 The service hours for support and availability of the landlord are Monday to Sunday from 09:00 to 22:00.
5.4 24-hour check-in is possible, but without support or service outside the aforementioned times.
5.5 Any liability for problems, delays, or other difficulties upon arrival outside of service hours is expressly excluded.

No pets

No commercial use

Guests under the age of 18 are generally not allowed.
Do not exceed maximum occupancy
7. Tourist Taxes
